February is the best month on average: Homes listed in February tend to find buyers more quickly compared to other months. They take an average of 51 days to find a buyer, slightly ahead of March (52 days) and on par with January.
Higher chance of finding a buyer: Approximately 66.4% of homes listed in February end up finding a buyer, which is among the highest chances compared to other months.
Completion of sale: February listings are not only likely to find a buyer but also tend to have a higher likelihood of finalizing the sale compared to other months. Additionally, they are less likely to be withdrawn from the market by the owner.
March is also strong: While February tops the rankings, March is also a favorable month for sellers, especially those aiming to list their homes at the beginning of spring.
Increased activity in 2024: The year so far has seen a rise in both the number of buyers contacting agents about homes for sale (8% higher than last year) and the number of new properties being listed by sellers (11% higher).
Advice for sellers: Tim Bannister, Rightmove’s property expert, advises sellers to consider the optimal timing for listing their homes. While the start of the year historically sees high buyer activity, it's crucial for sellers to ensure strong marketing and attractive pricing to stand out in the market.
